As Realtors, it is part of our Ethics requirements to do our best for our clients. But how can you predict who the best person for your needs will be. You may get all kinds of postcards in the mail that look great. You see ads in the paper, or on a sign at the house For Sale down the street. But stop and think about it, whenever you are going to make a major purchase, change doctors or dentists, choose your children’s school, don’t you ask someone whom you know and trust. This is probably a better approach than a glance in a phone directory, or Ad in the paper.
Expect candidates to be licensed by the CalBRE, (California Bureau of Real Estate), and the SDAR, (San Diego Association of Realtors). These are the agencies that license Agents in California and San Diego. They perform fingerprinting, training, and ongoing testing to ensure Agents are safe and have the basic competence to do the job. Sandicor® is San Diego County’s Regional Multiple Listing Service (MLS), and Licensed Realtors must be members in order to access the database. 85% of homes are sold through the MLS. That is, a Sandicor member can list a home for sale in the MLS, and browse the MLS for homes to show clients, and to assess value of properties. Agents should have Errors and Omissions Insurance because mistakes can happen, and both you and the Agent should be protected.
As with all jobs that have serious consequences, both financial and otherwise, you want to ensure that you choose someone with Experience. Experience comes from doing the job. Doctors usually take 12 years before they can practice medicine as a full doctor. They have 4 years of college, followed by 4 years of medical school, followed by 2 years under a qualified doctor, not just filling out prescriptions and taking pulses, but increasing their experience. The consequences of their making a mistake could be considerably higher than buying or selling a house, but your house could be the biggest financial transaction of your life, and there can be legal ramifications for mistakes. So what should you expect Agents to know at least something about, or have an expert in their extended team:
Appraisals Current Laws Disclosures Documentation Escrow Inspections Marketing of the home Neighborhood Statistics Negotiating People skills Something about Lending Staging Title Wood Destroying Pests (Termites, Wood Rot, Fungus)
Speaking of Teams, you may feel that with a team, you don’t get the services of the person you chose, but rather someone less qualified, who frees up your Agent to go get more business. A contractor has a whole team of people working with her, electrical, plumbing, finishing, roofing, but she is responsible for the workmanship, safety, and your satisfaction.
An Agent who works alone has a less visible team of reputable Title, Escrow, Lending, Termite Inspection, Home Inspection, Appraisal companies, to work or consult with. As with the contractor, these individuals have expertise that are often licensed and regulated, and have years of experience.
What about the Company the Agent works for? Depends. A small company with a sterling reputation is at least as valuable as a large company that gets a lot of criticism for being too lax. Why I chose Windermere Homes & Estates is because their standards are strict about ethics and legalities, but also because they provide extensive training almost daily, to help ensure agents don’t make errors, or provide slipshod work. The SD Business Journal publishes an annual Directory of Real Estate Agencies, and is a great resource for your selection.
Lastly, you should also ask for a list of references of people whom the agent you are considering has helped buy or sell a home recently, say, in the last year. You want to know that the Agent did a good job. Ask the reference to give an example of how the agent handled an unordinary circumstance in one of the categories above. Satisfy yourself that you have made the right choice.
Naturally, there are many more aspects to buying or selling a home, but I believe the above will certainly get you headed in the right direction, and on sound footing.

The Rancho Bernardo Community Council hosted the first annual FREE Hot Cocoa holiday event this past Sunday, December 6, 1-3 pm at Windermere Homes and Estates Rancho Bernardo office. Thanks to the efforts of Rancho Bernardo Community Council and our agent Patti Hall who serves as the RB Community Council and co-chair of the PR Committee for bringing holiday cheer to some children who need it. Attendees enjoyed a free, fun-filled family time sipping hot cocoa, eating holiday cookies and coloring holiday artwork. Those in attendance also had an opportunity to take a free photo with Santa (Supervisor Dave Roberts stepped in as the ‘real’ Santa is very busy this time of year) or by Chanukah decorations. The also had an opportunity to have a photo taken of them as either a dreidel or an elf.
The Rancho Bernardo Community Council asked attendees to bring one new unwrapped toy, game or book which will be donated to the Polinsky Children’s Center for the holidays. The Polinsky Children’s Center is San Diego County’s emergency shelter for children who cannot remain at home as a result of abuse or neglect. Through the generosity of the attendees, three large 36 gallon bags of toys were collected for this great cause. As we set aside Veterans Day on November 11 to honor those who served our country, San Diego-based Windermere Homes & Estates (WHE) and its agents show support for the military community year-round by hosting events and raising awareness for veterans, active military members and their families.
WHE works with the Windermere Corp. Foundation to host fundraisers and charitable events for local nonprofits that support low-income military families and homeless families. This year, WHE chose to support STEP (Support the Enlisted Project), a San Diego-based charity dedicated to supporting active duty and veteran families with financial grants and counseling. The WHE team raised over $12,000 and collected 21 crates of essential items for STEP via donation drives at seven of its San Diego offices, and by hosting events. WHE co-owner, Brian Gooding, says it’s extremely important for San Diego businesses to support military families. “Since we are such a heavily military ingrained community, we feel it is important to reach out and support local families who serve our country – giving up so much,” says Gooding. “We are honored to work with STEP as its team continues to support active duty and veteran families in San Diego who need it most.”
In addition to supporting STEP, several WHE employees go the extra distance to support military families through fundraising programs of their own. The WHE employees below have military ties and are available for interviews.
Anamaria Contis-Steer, a military wife and WHE real estate broker, is hosting a silent auction for a 3-year-old boy named Karsen Allen, a son of an active military member. Karsen was born prematurely at 32 weeks and spent the first 2 months of his life in NICU. At his one-year checkup appointment, his parents discovered that Karsen had a rare disease called Eosinophilic Esophagitis, which is a rare form of Epilepsy, severe Gastroparesis, Asthma, and severe heat intolerance. Shortly after the multiple diagnosis he went in to surgery to have a gastronomy (feeding) tube placed in his stomach. He is now completely reliant on the tube for all nutrition and medications. Despite his sickness and inability to do activities other boys his age are doing, he is a vibrant and happy little man with a huge personality. With his parents being on a limited income, Anamaria and her team are raising money to help this struggling military family.
Alison Peterson, military wife and WHE certified Military Relocation Professional (MRP), has actively supported the military community throughout her husband’s 30-years of service. In San Diego, Alison works with her local church to collect items for military families in need, then distributes them from Camp Pendleton. Year-round, Alison’s MRP certification allows her to help military families that need to sell or purchase homes quickly due to the demands and responsibilities that come along with being relocated to a new military base. Being a military wife and mom herself, Alison knows about the challenges and struggles of constantly having to move often, and she hopes to alleviate those challenges for military families coming to and from San Diego. “I know how stressful it is to sell your home quickly,” said Peterson. “I also know the uncertainty of relocating to a new city, state or country. It’s an overwhelming process and I help them buy or sell their home with confidence.”
Ramona Broekema, a military daughter, sister and wife, has been involved with supporting military families throughout her entire life. As a WHE real estate agent, she has gone through specific trainings to help her military clients with VA loans, offering her expertise based on these trainings as well as her personal experience, being a military family member. She was also an active participant in the military appreciation day for STEP, collecting essential items for military families and helping to organize the event. Additionally, Ramona and her husband donate their time and financial contributions to Wounded Warriors and other San Diego organizations that are working to support local military veterans and active duty members.

When Brian Gooding and Rich Johnson became partners and co-owners of Windermere Homes & Estates (WHE) in 2013, even they might not have predicted the rapid growth they would experience in just two short years. Today, WHE is the fourth largest residential real estate brokerage in San Diego with over 320 agents and a rolling 12-month sales volume of $1 billion, according to data from Broker Metrics.
With the addition of three new WHE offices in San Diego County including Alpine, Fallbrook and Scripps Ranch, the real estate company now has nine offices in key locations throughout the County, an additional one in Palm Desert, and is planning a second location in Aviara and three more desert locations in La Quinta and Palm Springs.
Gooding and Johnson say the new offices are needed to serve the robust housing market in San Diego County. Although overall sales volume of single detached homes in San Diego declined slightly by about 2.697 percent in September 2015, the median sales price for area homes remains healthy at $682,667, up 4.455 percent from the same month in the prior year, according to the 2015 Greater San Diego Association of REALTORS ® summary statistics for San Diego County.
